CBD Beachwalk marks a significant milestone as the premier coastal development in PIK 2, offering an exclusive residential enclave within a vibrant commercial hub, not far from the Indonesia Design District. Indonesia Design has a chance to talk to Doddy A. Tjahjadi from PTI Architects, the person behind the design of this dynamic first coastal development in PIK 2.
This high-value waterfront area, with 181,000 square metres land area, seamlessly integrates luxurious living with dynamic retail and entertainment options, fostering a lifestyle that emphasizes both comfort and convenience. “The client wanted to have a property product with high added value to offset the high land value in the waterfront area,” Doddy said, opening our conversation. “The design concept is to create an exclusive residential area, but within a vibrant commercial complex.” He explained that the first two floors are for commercial uses facing the street in front of each building, while the top two floors are residential zones. It is also the first and largest walkable beachside development and a pedestrian-oriented street with alfresco space at building frontage.
Ginza Beachwalk also offers a secluded private open space with various facilities as the centre of the residential development, separated from the surrounding commercial area that will attract customers to buy this property here. All buildings in the area are within a three-minute walk to Pantai Pasir Putih along a continuous sheltered pedestrian path, Doddy mentioned.
Doddy also added that the biggest challenge in designing this project was the high cost of land along the coast. “Building shophouses or houses alone would be expensive; therefore, the two components have to be integrated into a single unit,” he explained. Meanwhile, a central parking structure was also constructed to create more efficient land use for the complex, with gardens, swimming pools, and other facilities above it for the enjoyment of the surrounding residents. "I believe the ratio of the facility area to the residential area is highly excessive and may be the highest of any similar development in Jakarta," conveyed Doddy.
The properties offered in the Ginza Beachwalk area today are the concise type of property along the PIK 2 coast. The next waterfront lots will be developed into high-density towers.
