Indonesia aims for net-zero emissions by 2060, pushing property developers to embrace eco-friendly projects and pursue green certifications. Mendi Siahandan, head of operations and green building expert at Eco Mantra, shares insights on the company’s role in ensuring the sustainability of Central Market PIK.

Can you explain the Environmentally Sustainable Design (ESD) process behind Central Market PIK and its synergy with the EDGE process?
The building industry is a significant contributor to climate change, responsible for 38% of global greenhouse gas emissions. At Central Market PIK, our ESD process is designed to mitigate this impact. The project is set to be 50 per cent more energy-efficient, 23 per cent more water-efficient, and use 40% less embodied energy in construction materials compared to conventional buildings.
Central Market PIK will feature one of Indonesia’s largest solar panel installations, with 855 panels generating 465 kWp. In addition, the building will implement rainwater harvesting, water-efficient landscaping, and drip irrigation to optimise water use. We’ve chosen aerated bricks and designed thinner, robust floor slabs to enhance material efficiency, making the building more sustainable than typical retail structures.
What is Eco Mantra’s role in Central Market PIK project, including the EDGE certification process?
Eco Mantra guides Central Market PIK in meeting international green building standards established by the World Bank’s International Finance Corporation. Our role ensures that the project significantly reduces its environmental footprint whilst maintaining high sustainability standards. Achieving EDGE certification means that Central Market PIK’s sustainability efforts meet rigorous international benchmarks, reducing the risk of greenwashing. It is the first retail building and one of the largest in Indonesia to achieve the highest level of EDGE certification—EDGE Advanced. We hope it will serve as a model for sustainable retail buildings, particularly in the local context.
How will Central Market PIK’s sustainable features benefit the environment?
Central Market PIK sets a new standard by consuming less water and energy compared to similar commercial buildings in Indonesia, thus reducing its carbon footprint. These sustainable features not only make Central Market PIK a standout destination but also a pioneer in eco-friendly retail spaces.
